Real Estate Manager – France
Do you want to play a key role in driving NORMAL’s continued growth and optimizing our real estate portfolio in France?
NORMAL is looking for an ambitious and commercially driven Real Estate Manager with strong knowledge of the French commercial real estate market and retail landscape.
We have ambitious plans for our continued growth in France and generally in Europe. As our new Real Estate Manager, you will play a key role not only in identifying and securing new store locations, but also in actively managing and optimizing our existing store portfolio.
You will take responsibility for the full real estate lifecycle – from new locations and lease negotiations to renewals, optimizations and relocations – with a clear focus on strengthening the long-term performance of our store network.
France will be your primary market, with the possibility of supporting selected real estate activities in neighbouring countries when relevant.
Areas of responsibility and tasks
As Real Estate Manager for France, you will be responsible for driving both our expansion and the commercial management of our existing lease portfolio.
You will work closely with the Real Estate Head of Region, the French organization and our international Real Estate team. You will also share knowledge and best practices with colleagues at our Danish HQ and across our markets, contributing to the continuous development of how we work with Real Estate at NORMAL.
Your tasks will include:
Source, evaluate and secure a strong pipeline of new store locations
Build and maintain strong relationships with landlords, developers, shopping centre operators, real estate agents and other relevant market stakeholders
Negotiate new lease agreements and secure commercially attractive terms
Actively manage the existing store portfolio, including lease renewals, renegotiations and commercial optimizations
Identify and execute opportunities for relocations, extensions, downsizing or other portfolio improvements
Proactively identify opportunities to improve occupancy costs and overall lease conditions across the existing portfolio
Prepare and present business cases and related material for approval for both new locations and existing-store decisions
Coordinate legal review of lease agreements and amendments together with our real estate attorneys before signing
Hand over new locations and relevant relocation projects to our Establishment Team, who will build and prepare the stores for opening
Monitor the French commercial real estate market, including developments in high streets, shopping centres and other relevant retail locations
Evaluate the commercial and real estate performance of existing stores to support decisions on renewals, relocations, optimizations or terminations
Support selected Real Estate activities in neighbouring countries when relevant
You will report to the Real Estate Head of Region and collaborate closely with the Country Manager, other Real Estate Managers, Regional Managers, our international Real Estate and Establishment teams, legal advisors and external stakeholders.
Your profile
You are commercially minded, results-oriented and have a keen eye for both new opportunities and value creation within an existing portfolio.
You understand that successful retail real estate is not only about opening new stores. It is equally about continuously improving the quality, commercial conditions and long-term performance of the existing store network.
At NORMAL, we work – and win – as a team, so being a team player is essential. You are curious, pragmatic and thorough in your work, and you thrive in a fast-paced environment where execution and commercial results matter.
We also expect that you:
Have at least 3 years of experience in commercial real estate, preferably within retail, leasing, expansion, asset management or a similar position
Possess strong knowledge of French city centres, shopping centres and the wider retail real estate market, including leasing trends and pricing
Have a strong network among landlords, developers, shopping centre operators, agents and other real estate professionals
Have solid knowledge of French commercial lease law and market practice
Have strong commercial and negotiation skills and are comfortable handling both new leases and existing lease negotiations
Are able to assess locations and lease structures from both a commercial and financial perspective
Are fluent in both French and English
Are comfortable travelling regularly within France and, when relevant, to neighbouring markets
Workplace
The role involves regular travel across France, as close market presence and strong relationships with landlords and other real estate stakeholders are essential.
Your exact geographical focus within France will depend on the profile and experience of the successful candidate and the structure of our Real Estate organization.
While France will be your primary responsibility, the role may also include supporting selected Real Estate activities in neighbouring countries as our European organization continues to develop.
Who are we?
